rules & regulations


 PROFESSIONALISM:

Lessee agrees to conduct his or her business in a professional, ethical and business-like manner. This professionalism should extend to all interactions with other lessees, clients and management team members.   Lessee’s employee, agents, invitees and clients shall likewise conduct themselves in a professional manner.   The appearance of each Lessee and his/her employees is a reflection of Salon 523, LLC as a whole.  Professional attire and grooming are responsibilities of each Lessee and good judgment should be practiced at all times.

 QUIET ENJOYMENT:

Lessee shall not disturb the quiet enjoyment of any other Lessees or their clients.  If a television is in use or music is being played the volume shall be turned down to a level so as not to disturb others.   Suite Lessee’s should use discretion in closing their door if voices are elevated.  Lessees sharing suites should keep voices down to a respectful level.

 SMOKING:

No smoking will be permitted in the building or common areas at any time. It is the Lessee’s responsibility to ensure that their clients comply with this regulation.  Smoking is permitted outside the building and only designated areas.

 OFFENSIVE ODORS:

Lessee shall make every effort to mask chemical odors within their suites and common areas. To this end, lessee should try to use chemicals and/or materials that do not emit offensive odors or make certain to keep their suite door closed when using such chemicals.   

 RETAIL SALES

Lessee shall only display and sell products, services and supplies relating to their specific services.  Other products or services must be approved by Salon 523

 ADVERTISING:

Any Lessee advertisement or print materials that includes the name “salon 523” must obtain prior written approval from Salon 523, LLC.  The use of the salon 523, branding, logo or content is strictly prohibited without prior approval.

 INVITEES:

Lessee shall maintain control of his/her employee, agents, invitees, customers, customers’ children, visitors or visitors’ children.  Children under 16 must be supervised by an adult or otherwise receiving services on the Subleased Premises.

 ANIMALS:

No animals are to be permitted within the building unless they are a specified service animal accompanying a client or invitee. 

 SIGNAGE:

Signage is provided for the individual.  No signs, posters, advertisement, or notices shall be painted or affixed on any surface at any time, of an individual suite or chair rental area without prior written approval of the Lessor.

 SOLICITING:

Soliciting is prohibited except by written approval of the Lessor.

 SUITE LOCKS:

One key will be provided to the Lessee by the Lessor for their suite.  Replacement keys may be obtained from the Lessor.   A fee for a replacement key will be charged. There will be a $200.00 charge if an interior lock replacement is required because of a lost key.  Lessee shall not change the existing lock on the Suite or install additional locks upon the door.  The suite should be always be locked when the Lessee is not in their suite.  

 CONTROLLED ACCESS FOB:

The Lessee will be provided with an access fob(s) for the exterior door of the building.  This fob will be required for access to the building outside of normal business hours.  Replacement fobs can be obtained from the Lessor for a fee of $45.00.  There will be a $100.00 charge if the exterior entry pad has to be reprogrammed due to a lost card.

 SECURITY:

Though the building is set up with a controlled access entry it should be clear that the Lessor does not provide security services.  Even if from time to time the Lessor should employ security services, those services cannot be relied up by the Lessee and shall not constitute a waiver of or in any manner modify this agreement.   If there is a concern, the Lessee should look strictly to local law enforcement for assistance.  Protection against criminal activity is not within the power or responsibility of the Lessor.  If the Lessee has any concerns regarding safety and/or security they should report that to the Lessor immediately.  It is the sole responsibility of the Lessor to secure their personal belongings within their suite.  Lessor cannot be responsible for the theft or loss of personal belongings.

 TRASH:

A trash “dumpster” is provided outside the building premises. Trash bags are not allowed to sit in the hallways or fire escape exit areas at any time. Trash must be kept in a closed container in the individual suites until such time it can be removed to the dumpster.

 CLEANING:

Each Lessee is responsible for the cleanliness and maintenance of their individual suite or chair rental area, which includes floor maintenance; mopping, sweeping, cleaning inside of windows and shades, shampoo bowls and other surfaces.  Lessee shall not cause any unnecessary cleaning labor or services by reason of Lessee’s carelessness or indifference in the preservation of good order and cleanliness.

 FIRE HAZARDS:

All appliances that use electricity (i.e. curling irons, steam rollers, sterilizers, etc.) shall be turned off when not in use or at close of business. Any damage that ensues to the property due to neglect in this area will be the responsibility of the Lessee.  Lessee shall not burn any candle or other open flames in the salon or suites. 

 REPAIRS:

Tenants are to immediately report to the Lessor any known defect, breakage, malfunction or damage to or in the building, equipment or fixtures to include maintenance problems such as leaking water pipes, clogged drains, malfunctioning or broken hair dryers and laundry machines.  Lessors using shampoo bowls should clean hair traps on a regular basis to insure proper draining.

 WINDOW COVERINGS

No equipment, special shades or other forms of window covering shall be permitted on the windows of the leased Premises without the prior written consent of the Lessor and then only at the expense and risk of Lessee.

 SUITE PERSONALIZATION:

Lessee may personalize the suites with wall hangings and other décor items that conform to the professional image of Salon 523.   Lessor maintains the right to approve or refuse the design, color, decoration and general appearance of each suite.  Lessee shall not make any changes or alterations including but not limited to painting, wallcovering, drapes or attaching fixtures to any portion of suite without Lessors prior written approval and then only at the expense and risk of Lessee.  Additional deposits may be required as determined by the Lessor.    

WALL MOUNTED ITEMS:

All wall mounted décor and items shall be in frames or within a framed board (such as a bulletin board). No tape, glue, staples, etc. shall be used. Nothing may be attached to or propped against suite windows (no exceptions).  Lessee shall not have any shelving, radios or televisions mounted on the walls without prior written approval.  If approved, mounting should be completed by a professional at the sole expense and risk of the Lessee and with hardware required for the specific weight of the item.

 SPACE HEATERS AND MICROWAVE OVENS:

Use of space heaters, and microwave ovens in individual suites are prohibited.  A microwave oven is provided for Lessees use in the break room area. Any exception will require written permission from the Lessor.

 MAIL/PACKAGE DELIVERY:

Lessee will be provided with a mailbox within the premises for mail delivered.   Every effort should be made for package delivery to occur while the Lessee is on the premises.  Management will not be responsible for packages delivered to individual Lessors. Packages left outside tenants suite doors are left at your own risk.   Lessor will not sign for deliveries.

 COMMON AREAS: 

The sidewalks, halls, passages, exits, and entrances shall not be obstructed by for any purposes other than to ingress to or egress from the Premises.    Lessee shall not place anything or allow anything to be placed near the glass of any window, door, partition or wall, which may, in the Lessors judgment, appear unsightly from common areas or from the outside of the Leased Premises.  Please do not bring any dirty tools or equipment or opened containers of product or chemicals out of your suite.  If you were to encounter another partner's clients or even your own in the hallway and an accident occurred, any damage done to the walls or carpet or to the client’s personal items would be at your personal liability.

 REFRIGERATOR AND WET BAR AREA:

This area should only be used for food & beverages.  This refrigerator is for the use of everyone.  It is not stocked by the owners.  Items in the refrigerator belong to other partners.  In an effort to keep the refrigerator clean and safe for everyone’s use the Lessor will make best efforts to have the refrigerator cleaned every Saturday.  Any opened containers, left over meals, etc. will be thrown away.  Only items in unopened containers will be left in the refrigerator.   The sink does not have a disposal so please make sure anything you rinse is free from food.  Under no circumstances should this area be used for cleaning/rinsing any equipment or tools.  

 ONSITE LAUNDRY:

Laundry in suites should be kept in an enclosed container in the suite or chair station area.  Laundry facilities are provided in the Break Area for your convenience.  Please be considerate of others and do not leave laundry in the washer or dryer.  Each Lessee is responsible for providing their own detergent/softeners.  Each Lessee is responsible for removing any lent from the dryer when removing items.
